Property tax: 88 municipalities raised theirs
In Trends 27 May 2026
This year, 88 Belgian municipalities raised their property tax, as revealed by Ayming Belgium’s Property Tax Report. Last year the figure was just six, the year before just one.
That sharp acceleration is not a coincidence, it is the visible consequence of a cadastral system unchanged since 1975, where raising surcharges remains the only lever municipalities actually control.
“Who looks 10 to 15 years ahead when making an investment decision doesn’t know what their property tax will cost. Because no one knows which municipality will raise its surcharges after the next elections.”
Dorian Clément, Finance & Tax Manager, Ayming Belgium
For businesses with a long-term real estate footprint, this creates a structural unpredictability that quietly shapes investment decisions, about where to expand, where to locate, and how large to build.
